As Your Kissimmee Property Manager…
It is our goal to act in your best interest to maintain the home, keep it occupied with high quality tenants, collect rents, budget improvements and to maintain records.
Comprehensive Property Marketing
We apply special marketing programs, promotions and other advertising strategies in order to keep your rental occupied. We’re constantly testing new methods to get your rental property filled with tenants as fast as possible. A vacant property means more costs without any revenues, our goal is to place high quality tenants as quickly as possible and for the long term.
Detailed Tenant Screening
Difficult tenants can lead to a loss of income and time. At State Property Management we put all applicants through a thorough screening process before giving them the keys to your rental home. By performing effective tenant screening before placing tenants we reduce the likelihood of having to deal with tenant evictions.
Monthly Rent Collection
Missing rent or late payment can cause setbacks. We have a professional but strict collection policy in place with every tenant we place to ensure that every month’s rent is paid on time. We make it possible for monthly rent to be paid online through an automatic monthly payment system to avoid missed rent payments.
Property Inspections
Regular property inspections are crucial to your property’s success. Move-in, periodic, and move-out inspections are conducted to ensure your investment is kept in tip-top shape and that your tenants are respecting the terms of their lease.
Property Repairs & Maintenance
The physical management of the structures and outdoor areas can be complex and can differ from state to state as well as northern to southern climates. Landscaping, electrical, plumbing, walls, appliances, pools and much more are all part of the physical structure.
We strive to maintain excellent relationships with contractors and repair companies and use our volume to negotiate the best pricing for our owner clients. We budget for capital expenditures and monitor the quality of all repairs and maintenance to protect the value of your investment. Also tying into the financial end of management, some improvements require significant capital expenditures and budgeting for them. In addition, this ties into occupancy management because it is important to tenant retention to have well maintained properties.
Full Record Keeping and Accounting
Federal, state and local governments all have some jurisdiction over real estate management activities. Whether it be managing escrow or maintaining county operating licenses, certain reporting requirements must be met for all of them. Meticulous records for accounting and taxes are a must. For reasons of liability, all activities and tenant interaction must be recorded and maintained for specified periods.
Also related to financial functions, most states have rigid requirements for the handling of funds paid by renters for disbursement to owners. We are proud to say that we at State Property Management LLC meet all state licensing requirements to manage your long term rental investment properties.
Tenant notices & evictions when necessary
When necessary, we deal with the unwelcoming task of evictions. Our team is well informed of state laws regarding the eviction process. If a tenant violates the terms of the lease our staff will take all the necessary steps to lessen your costs and fill your unit with a new tenant.

Kissimmee Area Information
Kissimmee is located in Central Florida’s Osceola County, just south of Orlando. With a population north of 60,000, this city has come a long way since it was first incorporated as a city in 1983. The city’s growth was due to city leaders encouraging retirees to the area during the 1950’s. This resulted in an increased population of nearly 60%. The next period of growth was due to the construction of Walt Disney World and other tourist attractions. The creating of Walt Disney World has drastically increased the Central Florida population. In its early days the cattle industry as well as the citrus and other crops industry flourished in the area.
The downtown of Kissimmee doesn’t boast big skyscrapers, it is composed primarily of two and three story buildings. The largest building is the Osceola County Courthouse. When walking downtown you’ll see many restaurants, small shops and residences.
Many people go to Kissimmee to visit the 650-person capacity outdoor water park as well as Old Town (an amusement park and outdoor shopping mall.) This city is also home to the Loop, which is a large outdoor shopping mall at John Young and Osceola Parkways.
